Boonville Apartments Renovation and Repairs

Currently, we are working on renovating two apartments at the Boonville Apartments, and replacing/repairing a waste water line from one of the apartments.

After the tenant living in Apartment 12 vacated the apartment for another housing opportunity, we noticed that the apartment was dated and needed to be renovated. Of major concern was the paint of the walls of the apartment and the floors. Apartment 11 was also in need of renovation, with water damage on the walls in the bathroom, paint that was faded, and carpeted floors that needed to be replaced.

Our maintenance manager worked on renovating Apartment 12, which included replacing many of the old electrical outlets, changing light fixtures, and painting the inside of the apartment. The floors were done by an outside contractor.

After completing the renovation of Apartment 12, the tenants from Apartment 11 moved to Apartment 12. Here are some before pictures of Apartment 11. It is still being renovated, with floors being completed, wall being repaired, appliances being replaced, and bathroom being updated.

At the same time, Apartment 7 had a major problem, that has persisted for years, as a waste water line from the sink and shower broke, leaking all the water underneath the apartment. Since the apartments were build a long time ago, the building practices of the time has cause major headaches for us, as the broken waste water was cemented in certain areas, being a part of the apartments foundation. Thanks to the help of our Maintenance Manager, Stephen Lopez, he was able to dig and uncover the leak areas of the pipe, hiring an outside contractor to repair the line to avoid any more water from flooding the backyard of the tenant in Apartment 7. While we are not completely done with the project, as we need to repair some areas where the concrete had to be broken into to reach the old line, the tenants have been able to use the water as normal, and we are the in the process of finishing repairs.
